Mortgages for the self-employed in Dubai: how banks assess you
Yes, you can get a mortgage in Dubai if you are self-employed. Banks apply the same Central Bank rules as for salaried buyers, and on the right file a business owner can borrow as much, or more.

Dubai business owner’s executive study at blue hour overlooking the city skyline.
Many business owners assume a mortgage will be harder to get. It is not harder to get a mortgage when you run a business. It is different. What changes is how the bank works out your income: it turns your business into a monthly figure first. It is not harder. It is different, and once you know what is different, you can plan for it. In our experience, the larger loans that get booked are mostly for self-employed clients. One of the first things a bank looks at is how long you have been trading or conducting your business. The longer the business has run successfully, the more comfortable the bank is. That is why your length of business (LOB) is the first thing to tell your adviser or banker.
A salaried applicant hands over a salary certificate with a number on it. A business owner hands over turnover, audited accounts or personal cash flows. The bank then has to decide how much of that is genuinely yours, genuinely recurring and genuinely available to pay for a loan. Revenue is not income. This article shows how the bank gets from one to the other, and how to make sure it gets there on your terms.
At a glance | The position |
|---|---|
Eligibility | Yes, under the same Central Bank rules as salaried buyers |
Income | Your business is converted into a monthly figure, by one of four methods |
Debt burden ratio | All monthly debt repayments within 50% of assessed income |
Loan-to-value, full documents | Up to the Central Bank ceiling on a first home up to AED 5 million: 80% for expatriates, 85% for UAE nationals |
Loan-to-value, low documents | Usually up to 65%, set by bank policy |
Trading history | Two years for full documents; one year on low documents at some banks, at a lower loan-to-value |
Income cap | Up to 7 times annual income for expatriates, 8 times for UAE nationals |
Maximum term | 25 years |
Age at maturity | Set by each bank; often 70 for self-employed |
Timeline | About six to eight weeks from a complete file to transfer |
How do UAE banks assess a self-employed mortgage?
Your business becomes one monthly income figure, and each bank gets there its own way.
Every mortgage is assessed on two tests: can you repay it, and is the property good security? For a business owner, the property test is the same as for anyone. The income test is where the work is, and it is the core of how we handle complex cases.
The usual starting point is credit turnover (CTO): the total credits into your business accounts. The bank reads 12 months of statements for every company account, with 6 months of your personal statements as supporting proof, and applies a profit margin for your industry to estimate what the business earns. There are four methods in all:
Method | How the bank works out income | Documents | Best for |
|---|---|---|---|
Company credit turnover (CTO) | Total credits into all company accounts over 12 months, multiplied by the bank’s margin for your industry. Bank industry margins may vary from 7% to 20%. | 12 months of statements for every company account, plus 6 months of personal statements | Consistently trading businesses |
Audited net profit | Net profit from audited accounts, adjusted for your shareholding | Two years of audited accounts | Established businesses; usually supports a larger loan |
Personal statement CTO | Regular credits from the business into your personal account, including a salary you pay yourself | 6 months of personal statements | Owners who pay themselves regularly |
Daily average balance with monthly CTO | Balances you maintain, read together with monthly turnover and your other income. No bank assesses a resident self-employed applicant on balances alone | Company and personal statements | Strong balances, income that is hard to document |
Once there is a monthly figure, the same rules apply as for every borrower: the debt burden ratio, maximum term and income cap in the table above, all set by the CBUAE in its Regulations Regarding Mortgage Loans. Your bank then adds its own stress test and counts 5% of every card and overdraft limit as a monthly debt.

The same business, two banks
Each bank sets its own margin for each industry, so the same business produces very different numbers. Take a company owned 100% by the applicant, with AED 2.4 million of credit turnover over 12 months, or AED 200,000 a month. Purely for illustration, suppose one bank applies a 10% margin for the industry and another applies 15%:
Bank A | Bank B | |
|---|---|---|
Industry margin applied | 10% (illustrative) | 15% (illustrative) |
Assessable monthly income | AED 20,000 | AED 30,000 |
Available for the instalment (50%, no other debts) | AED 10,000 | AED 15,000 |
Indicative loan, 25 years at 7% | approx. AED 1,400,000 | approx. AED 2,100,000 |
An identical business, AED 700,000 apart.
Revenue is not income. AED 12 million of turnover is not AED 12 million of assessable income. The useful number is what a specific bank’s policy will make of your specific statements, and that is knowable before you apply.
What do Dubai banks check first on a business owner’s mortgage application?
Six checks come before any calculation, and each one can end the conversation.
Before any number is calculated, six things are checked. Each can end the conversation, so confirm them at the outset.
Checked | The usual position | Why it matters |
|---|---|---|
Length of business | Two years of trading is the common floor for full documents. Some banks now accept one year on low documents, usually at a lower loan-to-value | The longer you have traded successfully, the more comfortable the bank is. Tell your adviser this first |
Trade licence | Valid, with an activity that matches the revenue story | A licence for one activity and credits from another trigger questions you want answered in advance |
Ownership | Clearly evidenced on the licence, memorandum or shareholder certificate | Income is usually apportioned to your shareholding |
Account conduct | No returned cheques, or a clear reason for any that were. No unauthorised overdrafts and no unexplained spikes | Conduct is read as closely as the totals, often more closely. On some low documents files only your personal accounts are assessed |
Credit reports | Your personal report from Al Etihad Credit Bureau (AECB) and, usually, the company’s AECB report too, even on low documents | A low documents file does not usually count company liabilities in your debt burden, but the company must be in good standing |
Age at maturity | Often 70 for self-employed expatriates, and 75 for UAE nationals | A longer term lowers the instalment, which gives more room to push eligibility higher |
How much can you borrow against the property?
The CBUAE sets the maximum loan-to-value, and the ceilings are the same as for any resident:
Property | Expatriate | UAE national |
|---|---|---|
First home, up to AED 5 million | 80% | 85% |
First home, above AED 5 million | 70% | 75% |
Second or investment property | 60% | 65% |
Off-plan | 50% | 50% |
These are ceilings, not entitlements. On the low documents route, banks usually cap lending at up to 60-65%, and some go lower for businesses with only one year of trading. You can only claim one first home. If you already own a UAE property, the next purchase is a second property, at 60% for an expatriate, so establish this before you set a budget.

Low documents or full documents mortgage in the UAE: which route fits your business?
The low documents route is an alternative path, not a faster one. The full documents route reaches the higher loan-to-value.
There are two documentation routes. The right one depends on your eligibility and what you need, not on the size of the loan. The low documents route will not make the process faster. It gives you an alternative path when the full documents evidence does not fit your business yet.
Route | What you provide | Trade-off |
|---|---|---|
Low documentation | Six months of personal or company bank statements (in most cases one or the other, not both), the memorandum of association, the trade licence, and, where requested, a list of main suppliers and clients | An alternative path. Banks are more conservative when they have less to look at, so loan-to-value is usually capped at up to 65% |
Full documentation | Twelve months of company statements across all accounts, all memorandum amendments, two years of audited accounts, and four quarters of VAT returns where registered | More work, but more borrowing capacity, the full Central Bank loan-to-value, and access to banks that will not look at a low documents file |
Which route fits? Tick the rows that describe your business. Where the ticks point both ways, the bank’s policy decides, and matching you to that bank is the adviser’s job.
Your situation | Low documents | Full documents |
|---|---|---|
One to under two years of trading, where a lender accepts one-year low documents | ✓ | |
Two years of audited accounts ready | ✓ | |
Lower revenue, high margins | ✓ | |
Concentration risk: 60% or more of revenue from one client | ✓ | |
You need the highest loan-to-value: 80%, or 85% for UAE nationals | ✓ | |
Several shareholders, or you own a smaller share of the business | ✓ | |
Revenue growing fast, or uneven | ✓ |
If revenue is growing fast or uneven, send a short written explanation with the file, so the bank reads the pattern the way you do. And if your income is hard to document but you hold strong balances, ask about the low documents route.
Audited accounts are the single strongest document a business owner can produce. They move a file from interpretation to evidence. If your business does not have them and you plan to buy within the next year, commission them now.

How do banks read your business bank statements?
They separate trading revenue from everything else, and discount what they cannot categorise.
Banks do not read a statement for its closing balance. They read it to separate trading revenue from everything else, and what they cannot categorise, they discount.
Type of credit | How it is usually treated |
|---|---|
Recurring customer receipts | Counted. Identifiable customers, regular timing and consistent amounts are the strongest evidence there is |
Transfers between your own accounts | Stripped out. Moving money between accounts you control is not revenue |
Capital injections and shareholder loans | Excluded. Funding the business is not earning from it |
One-off large credits | Usually excluded, unless you can document what it was and justify why it will recur |
Cash deposits | Scrutinised heavily. Expect to explain the source with receipts and invoices |
Related-party payments | Questioned. Revenue from companies you also own is not treated as third-party income |
What to fix before you apply
Separate business and personal banking. If drawings arrive irregularly, make them regular now.
Stop circular transfers between your own accounts. They inflate turnover on paper and cost credibility in practice.
Settle any bounced cheques, and keep the proof. Be ready to show the bank that each one was settled.
Write a one-page business summary. Say what the business does, who the main customers are, and why revenue moved if it did. Send it with the file, not in reply to a query.
Ask your adviser whether you need a source-of-wealth note. Not all banks require one. Where one is needed, often because several countries or nationalities are involved, it takes weeks if it arrives as a surprise.
Reduce unused credit card and overdraft limits. Most banks count 5% of each limit as a monthly debt, whether or not you owe anything. We showed how card limits cut what you can borrow.
Do not draw down new facilities before applying. A business loan taken three months before a mortgage application is a real cut in borrowing capacity.
Coherence beats completeness. A file that is complete but incoherent gets declined. A file that is smaller but fully explained gets approved. Screen the pattern before the bank does.

What documents do you need for a self-employed mortgage in the UAE?
The low documents route uses six months of personal or company statements, depending on the bank. The full documents route adds company statements, audited accounts and VAT returns.
Below are the starting packs for both routes. A bank-specific list follows the first screening, and statement periods must be exact.
Document | Low documents | Full documents |
|---|---|---|
Emirates ID, front and back, plus visa: yours and other company owners’ | ✓ | ✓ |
Passport copy: yours and other owners’ | ✓ | ✓ |
Address proof: tenancy contract or utility bill | ✓ | ✓ |
Personal bank statements, last six months, for every account where income arrives or balances are held | Where the route is personal-statement based | ✓ |
Company bank statements | May substitute for personal statements, depending on the low documents route | Last twelve months, all accounts |
Memorandum and articles of association | All amendments | All amendments |
Trade licence | ✓ | ✓ |
Five main suppliers and five main clients (for an agent or broker, the developers who pay you) | On request | On request |
Audited accounts, last two financial years | ✓ | |
VAT returns, last four quarters, where registered | ✓ | |
Shareholder certificate, where ownership is not clear from the licence | ✓ |
Property documents come at a later stage, not at the start: the MOU or Form F, the title deed and, for a handover purchase, the SPA, Oqood, developer statement of account and floor plan.

How much cash does a self-employed buyer need?
On an AED 1 million first home, about 20% + Closing Costs (Closing costs can add up to another 7%) of the price in cash on full documents, and 35% + Closing Costs (Closing costs can add up to another 7%) on low documents.
Purchase costs are the same as for any buyer. What changes on a self-employed file is the loan-to-value, because low documents lending is usually capped at up to 65%. Here is an AED 1,000,000 purchase, three ways.
Cost line, AED 1 million property | Full documents, first home, 80% loan | Low documents, first home, 65% loan | Second property, either route, 60% loan |
|---|---|---|---|
Loan | AED 800,000 | AED 650,000 | AED 600,000 |
Down payment | AED 200,000 | AED 350,000 | AED 400,000 |
DLD transfer fee, 4% | AED 40,000 | AED 40,000 | AED 40,000 |
Agency fee, 2% + VAT | AED 21,000 | AED 21,000 | AED 21,000 |
Mortgage registration, 0.25% of loan + current DLD issuance/admin charges | approx. AED 2,270 | approx. AED 1,895 | approx. AED 1,770 |
Bank processing fee, 0 to 1% of loan | AED 0 to 8,000 | AED 0 to 6,500 | AED 0 to 6,000 |
Valuation, trustee and admin fees | approx. AED 8,000 to 9,000 | approx. AED 8,000 to 9,000 | approx. AED 8,000 to 9,000 |
Total cash needed | approx. AED 271,000 to 280,000 | approx. AED 421,000 to 428,000 | approx. AED 471,000 to 478,000 |
Share of the price | about 27% to 28% | about 42% to 43% | about 47% to 48% |
DLD’s published schedule allocates the 4% sale-registration fee as 2% seller and 2% buyer, but Dubai resale contracts commonly allocate the full 4% to the buyer; the table assumes that market convention. Processing fees are bank- and product-specific; some self-employed products price them higher, while competitive files may qualify for a reduction or waiver. Run your own figures in the Advanced UAE Mortgage Calculator.
These are Dubai’s fees. The Central Bank rules in this article apply across the UAE, but each emirate sets its own transfer and registration fees. We compared Dubai with Abu Dhabi in getting a mortgage in Abu Dhabi.
Where the deposit comes from
Ask your adviser whether your bank needs proof of the down payment. If it does, you must show where the money came from: your own savings and funds, not any type of loan. A gift from family is generally accepted.
What is specific to business owners is drawing the deposit out of the business. Taking working capital shortly before submission does two things at once. It reduces the balances the bank is assessing, and it can make account conduct look strained at exactly the wrong moment. Plan the deposit at least six months out, so the statements the bank reads are the ones you want it to read.
How long does a self-employed mortgage take in Dubai?
About six to eight weeks from a complete file to transfer.
A self-employed case runs slightly longer than a salaried one, mostly at assessment.
Stage | Typical timing |
|---|---|
Initial screening: length of business, ownership, revenue pattern, liabilities, target purchase | Same day |
Route and bank selection | 1 to 3 days |
Statement screen and document pack | Depends on how quickly documents are ready |
7 to 15 working days | |
3 to 5 working days | |
Final offer letter | 5 to 10 days |
Settlement and release, only if the seller has a mortgage on the property | Settlement 5 to 15 days, release 3 to 5 days |
Transfer | 1 to 3 days |
Plan on six to eight weeks from a complete file to transfer, and longer where audited accounts are being prepared or enhanced compliance review applies. The process follows the stages of a Dubai mortgage; only the assessment stage differs.
Where do self-employed mortgage applications go wrong?
Usually on timing, on presentation, or on a pattern nobody explained.
The general reasons are covered in why UAE mortgages get rejected. These are the ones specific to business owners:
Applying for full documents before two years of trading. The full documents route usually needs two years of audited accounts. Some banks now accept one year of trading on low documents again, usually at a reduced loan-to-value, so the route matters more than the wait.
Quoting revenue as if it were income. We give you a realistic assessable figure at the outset, before any bank sees the file.
Mixed personal and business banking. The bank discounts what it cannot categorise.
Unexplained revenue movements. A step-up or a quiet quarter is not a problem; an unexplained one is. Send contracts, a new client or seasonality with the file.
Underestimating compliance review. Several nationalities, overseas business interests or international counterparties mean enhanced due diligence. It is normal, but it adds weeks, so prepare the narrative in advance.
Taking new facilities shortly before applying. Pause new borrowing if a purchase is planned.
Can a bank consider income from more than one country?
Yes, for established businesses. Banks can consider income earned in more than one country, on a personal or business basis. These are bespoke transactions that take time and structuring, but they are possible through bespoke mortgages. If the business sits entirely outside the UAE, the questions are closer to those on a non-resident mortgage.
Every item on this list is something a statement screen catches before the bank sees the file. Talk to a specialist before you apply.
Self-employed mortgages in Dubai: frequently asked questions
Can I get a mortgage in Dubai if I’m self-employed? Yes. UAE banks lend to business owners and shareholders under the same Central Bank rules as salaried residents. The difference is that the bank first converts your business revenue into an assessable monthly income, and each bank does that differently.
How do banks calculate income for a self-employed mortgage? Usually from credit turnover: 12 months of credits into all company accounts, multiplied by the bank’s profit margin for your industry. Other methods use net profit from audited accounts, the credits into your personal account, or balances read together with monthly turnover. The 50% debt burden ratio then applies.
How many years of trading do I need for a self-employed mortgage? Two years is the common floor for a full documents mortgage, which needs two years of audited accounts. Some banks now accept one year of trading on a low documents mortgage, usually at a reduced loan-to-value. The longer you have traded, the wider your choice of banks.
Can I get a salaried mortgage if my own company pays my salary? No, not as a salaried applicant, but you can apply as self-employed. Your ownership will show on the AECB check, so even with a salaried pre-approval, the bank will treat you as self-employed on full review. Depending on the bank, the salary your company pays you may count as monthly income under its self-employed policy.
What is the difference between a low documents and a full documents mortgage? The low documents route uses six months of personal or company statements, the memorandum, the trade licence and a supplier and client list, with loan-to-value usually capped at up to 65%. The full documents route adds twelve months of company statements, two years of audited accounts and VAT returns, and can reach the Central Bank ceiling.
Is a low documents mortgage faster? No. The low documents route is an alternative path, not a faster one. It can suit businesses with only one year of trading where a lender accepts that route, lean businesses with high margins, revenue that is concentrated, growing fast or uneven, and owners with a smaller share of the company. The right route depends on your eligibility, not the loan size.
What loan-to-value can I get as a self-employed buyer? On full documents, the Central Bank ceilings apply. For expatriates: 80% on a first home up to AED 5 million, 70% above it and 60% on a second property. For UAE nationals: 85%, 75% and 65%. On low documents, banks usually cap lending at up to 65%.
Do I need audited accounts for a mortgage in Dubai? Not on the low documents route. On the full documents route, two years of audited accounts are required. They are the single strongest document a business owner can produce, and they open the way to the full Central Bank loan-to-value.
Does my shareholding percentage matter? Yes. Most banks apportion business income to your shareholding, so a 50% owner is usually assessed on half the business’s income. Ownership must be clearly evidenced on the licence, memorandum or a shareholder certificate.
Will the bank check my company’s credit report? Usually, yes, even on a low documents mortgage. Most banks run the company’s Al Etihad Credit Bureau (AECB) report alongside your personal one. A low documents file does not usually count company liabilities in your debt burden, but the company must be in good standing.
Can I use a gift from family for the deposit? Usually, yes. If your bank asks for proof of the down payment, you must show the money is your own savings and funds, not any type of loan. A gift from family is generally accepted as a source. Ask your adviser what your bank requires.
Can I get a mortgage as a freelancer in the UAE? Often, yes. Freelancers are generally assessed like other self-employed applicants, on statements and evidence of recurring income, and the bank will want a documented track record. Requirements vary by bank, so screening comes first.
What is the maximum age for a self-employed mortgage in the UAE? Each bank sets its own limit, because the Central Bank leaves age at maturity to lenders. It is often 70 for self-employed expatriates, against 65 for salaried. The maximum term is 25 years either way.
Will transfers between my own accounts count as income? No. Transfers between accounts you control, capital injections and shareholder loans are stripped out. Banks count recurring receipts from identifiable customers, so stop circular transfers well before you apply.
Can banks consider income from more than one country? Yes, for established businesses. Banks can consider income earned in more than one country, but these are bespoke transactions that take time and structuring. Expect enhanced due diligence and prepare the valid justification before you apply.
How long does a self-employed mortgage take in Dubai? Around six to eight weeks from a complete file to transfer. Pre-approval alone typically takes 7 to 15 working days. Allow longer where audited accounts are being prepared for review.
Run a business and planning to buy? Book a statement screen. We read your statements the way a credit officer will, before the bank does, and match the file to the bank whose policy fits. See how we handle complex cases.
