In UAE retail banking, Central Bank guidelines set the maximum loan-to-value limits, but the actual LTV you receive depends on your profile and the property.

Your eligibility may change based on whether the property is for self-use or investment, your residential status, existing mortgage exposure, whether this is your first or repeat mortgage, and whether the property is ready, under construction, or off-plan.

Each bank operates within the Central Bank framework, but applies its own credit policy, developer approval list, property criteria, and internal risk thresholds.
