What Trustee Office means in practice
A trustee office is a private office authorised by the land registry to execute property transactions on its behalf. It is where buyer, seller and lender representatives meet to complete the transfer.
Everything happens in one sitting: funds are handed over, the title is transferred, and the new mortgage is registered against the property.
How it works in the UAE
Dubai transfers are executed at a Land Department-approved trustee office rather than at the department itself, at a fee of around AED 4,200 per transaction. Appointments have to be coordinated with the lender's cheque release and a valid NOC, which is why the trustee booking is usually the last piece to fall into place.
A worked example
On a AED 2,000,000 purchase the trustee fee of roughly AED 4,200 sits alongside the AED 80,000 transfer fee and AED 4,290 mortgage registration — all payable on the day, in cash or manager's cheque.
