What Title Deed means in practice

The title deed is the definitive record of who owns a property. It identifies the property, names the owner, and notes any charges registered against it — including your mortgage.

It is issued by the land registry rather than by the developer or the seller, which is what makes it authoritative.

How it works in the UAE

In Dubai the Land Department issues a new title deed in the buyer's name on completion of the transfer at the trustee office, with the lender's mortgage recorded against it. When the mortgage is settled the charge is removed, and buyers should confirm that deregistration has actually been processed rather than assuming it followed the final payment.

A worked example

On transfer day the seller's title deed is cancelled and a new one issued to the buyer, showing the bank's mortgage registered against the property — the document a buyer should check before treating the purchase as complete.
