What Settlement means in practice

Settlement is the point at which the mortgage is repaid in full and the lender's charge over the property is released. It happens either by running the term to its end or by paying the balance off early.

Early settlement usually attracts a fee, because the lender loses the interest it expected to earn. That fee is the number to check before any refinance or sale.

How it works in the UAE

The UAE Central Bank caps the early settlement fee at 1% of the outstanding balance or AED 10,000, whichever is lower — a cap that makes switching lenders far more viable here than in markets with uncapped penalties. Once settled, the mortgage must be formally deregistered at the Land Department before the title is clear.

A worked example

Settling a AED 1,400,000 balance early would attract 1% — AED 14,000 — but the cap limits the charge to AED 10,000.
